Important information



The normal arrival time is 3.30pm and departure is before 10am. If the property is being used immediately before or after your stay, we do ask for your assistance in adhering to these times. If however, the cottage is vacant prior to or immediately after departure, we may be able to facilitate earlier arrival or later departure times upon prior arrangement.

Guests will use the accommodation for private holiday purposes only.

All prices include electricity and oil heating. Meters for both are read on arrival and again on departure. Misuse of either will be charged separately.

All prices include cleaning upon departure, assuming that the cottages are left in a reasonable order.

The guest will be responsible for the repair or replacement of any breakages, loss or damage and shall leave the property in a clean, neat and tidy condition.

Ballymultimber Cottages accept no responsibility for any loss, damage or injury to the person (s) or property ( including vehicles or contents) whilst within the confines of Ballymultimber Cottages or whilst any member of the party is engaged in any activity or illness arises.

If you need to cancel your reservation, you must notify the owners by telephone/email and confirm the cancellation in writing.

Please note the following cancellation terms and penalties:

  • 25% of deposit for cancellations more than 20 days before arrival.
  • 50% of deposit for cancellations 15 to 20 days before arrival.
  • 75% of deposit for cancellations 7 to 14 days before arrival.
  • 100% of deposit for cancellations less than 7 days before arrival or non-arrival.

Terms and conditions - Dogs:


Please specify at the time of booking if you intend to bring your dog(s).

An extra charge is applicable of £20 per animal per stay, with up to a maximum of two pets allowed in the Garden and the Barn and only one small dog in Cissy's (it's a small cottage 😊 )

Registered guide and hearing dogs belonging to those with visual and hearing impairments stay without charge. Where a guest has an assistance dog, it is appreciated that we are made aware before arrival.

Canine Code of Conduct:


In our experience, it’s rare to find great quality holiday cottages that accept dogs, but we believe the two needn’t be mutually exclusive! For your pet’s safety and the consideration of other guests, we do ask that dogs and their owners follow a few simple rules while they are staying:

  • Dogs must always be properly controlled and supervised. Although the Barn and the Garden have enclosed gardens, they may not be completely escape-proof for dogs.
  • Dogs must not be left unattended in the holiday cottages.
  • Dogs are absolutely not permitted in bedrooms. If they must go on the sofa, then please bring covers. This is in order to keep the houses in the highest condition for all our guests.
  • Guests are asked to clean up after dogs inside and outside the property, or extra cleaning costs may be charged.
  • Please make sure that flea treatment is up to date before arrival.


Prohibited Breeds:

In the interest of guest safety – especially children – and the welfare of other guests’ dogs, the following breeds of dogs are not allowed at Brompton Lakes or Greenbank Barns due to the lack of enclosed private garden areas. We regret any inconvenience this may cause.


  • Breeds classified under the Dangerous Dogs Act: Pit Bull Terriers, Japanese Tosa, Dogo Argentino, Fila Braziliero.
  • Other prohibited breeds: Rottweilers, Staffordshire Bull Terriers, Chow Chows, Alaskan Malamutes, Bull Mastiffs, English Bull Terriers, Japanese Akitas.
